PURPOSE OF THE APPLICATION:
The Owners want to convey a portion of their property to the abutting property owner to
the north known municipally as 5514 Manotick Main Street to accommodate the
additional parking required to construct a three storey mixed-use building.
CONSENT IS REQUIRED FOR THE FOLLOWING:
In order to do this, the Owners require the Consent of the Committee for Conveyance.
The land to be severed as shown as Parts 4 and 5 on a Draft 4R-Plan filed with the
application, will have frontage of 12.32 metres on Manotick Main to an irregular depth
and will contain a lot area of 282 square metres (0.0283 ha.). The parcel contains a
The land to be retained, known as Condominium Plan 790, and shown on said plan will
hav e frontage of 79.05 metres on Maple Avenue to an irregular depth and a lot area of
1,590 square metres (0.159 ha).
The application indicates that the property is subject to an existing easement.
Approval of this application will have the effect of creating a parcel of land which will not
be in conformity with the requirements of the Zoning By-law and therefore a Minor
Variance Application (D08-02-16/A-00353) has been filed and will be heard concurrently
with this application.
THE APPLICATION indicates that the Property is not the subject of any other current
applications under the Planning Act.
