PURPOSE OF THE APPLICATION:
In February the Committee of Adjustment adjourned this application in order to allow
further discussions between the Owner and area residents. The Owner is now re-
applying to construct a three storey addition at the rear of the existing dwelling resulting
in a three-unit dwelling, as shown on plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor
Variances from the Zoning By-law as follows:
a) To permit a reduced lot width of 9.26 metres whereas the By-law requires a
minimum lot width of 1 2 metres for a three-unit dwelling;
b) To permit a reduced westerly side yard setback to 0.67 metres whereas the By-
law requires a minimum side yard setback of 1.2 metres (existing and proposed).
c) To permit a reduced rear yard setback of 11 metres whereas the By-law requires
the minimum rear yard setback for an interior lot with a lot depth greater than 45
metres be 50% of the lot depth. In this case, the minimum rear yard setback is
24.71 metres which represents 50% of the lot depth of 49.42 metres.
THE APPLICATION indicates that the Property is not the subject of any other current
application under the Planning Act.
